Bodrum has 56 neighborhoods, with a 2025 population of 207,196. The most populous neighborhood is Çırkan. The guide lists the population, the mayor, and contact numbers of all neighborhoods categorized by regions.

A person researching Bodrum for the first time typically starts with well-known names like Yalıkavak, Türkbükü, or Bitez. However, the names you encounter in title deeds, population registries, and at the municipality often differ. There is no neighborhood called Ortakent; Göltürkbükü is officially recorded as two separate neighborhoods. The most populous neighborhood in Bodrum is not one of the tourist areas, but Çırkan.

Who is this guide for? For anyone considering buying or renting a house in Bodrum, wanting to get to know the neighborhood before moving, or needing to reach a municipality. You will find tables grouping the populations, mayor names, and contact numbers of all 56 neighborhoods in Bodrum according to regions for 2025.

How many neighborhoods are there in Bodrum?

There are 56 neighborhoods in Bodrum district, and no villages. With the enactment of Law No. 6360 in 2012, when Muğla became a metropolitan city, the villages and town municipalities in the district were converted into neighborhoods starting from the 2014 local elections.

The current structure of 56 neighborhoods formed in 2015. With the decision made by the Bodrum Municipal Council on October 7, 2015, nine large neighborhoods were divided, increasing the total number from 42 to 56. Some old names were removed from official records with this decision:

  • Ortakent-Yahşi → Müskebi and Yahşi

  • Göltürkbükü → Gölköy and Türkbükü

  • Yalı → Kızılağaç and Çiftlik

  • Konacık → Konacık and Çırkan

  • Turgutreis → Turgutreis, Akçaalan, Bahçelievler and Karabağ

  • Yalıkavak → Yalıkavak, Dirmil and Geriş

  • Gündoğan → Gündoğan, Farilya and Küçükbük

  • Gümüşlük → Gümüşlük and Koyunbaba

  • Mumcular → Mumcular, Gölbaşı and Karaova

This has a practical consequence: A house listed as "Ortakent" will have Müskebi or Yahşi on its title deed. An apartment being sold as located in Turgutreis may officially be in Akçaalan or Karabağ. Checking the neighborhood name on the title deed before purchase is the first step to reaching the correct municipality and the right administrative unit.

Bodrum population 2025: most populous neighborhoods

According to the 2025 results of the Address-Based Population Registration System (ADNKS) by TURKSTAT, Bodrum's population is 207,196. This number is 4,161 people (%2.05) higher compared to 2024. Ten years ago, in 2015, the population was 155,815; meaning the district has grown by nearly one-third in the last decade.

At the top of the ranking is Çırkan, a neighborhood that is not often mentioned on tourist maps:

It is essential to note while reading this data that ADNKS counts only those who have registered their address in Bodrum. Holidaymakers arriving in summer, homeowners with their addresses registered in other cities, and seasonal workers are not included in these numbers. Therefore, a neighborhood with a high registered population is likely a place where there is year-round life with schools, supermarkets, and health services open even in winter. This is primarily why known areas like Türkbükü or Gümüşlük have lower registered populations: a significant number of the houses are used as second homes.

Bodrum neighborhoods by regions

Reading all 56 neighborhoods in one list is challenging. Below, we have divided the neighborhoods into eight groups based on their locations in the peninsula. The groups are based on common names used in daily life and do not constitute an official administrative division. First, let’s look at the total population of these areas:

Bodrum center

The 11 neighborhoods surrounding the Bodrum Castle, the marketplace, and the marina house about one-fifth of the district's population. Official offices, the marketplace, and the marina are within walking distance. Due to the old and dense settlement, the housing stock largely consists of apartments and old detached houses.

This area, located just behind Bodrum center, houses the most populous neighborhood in the district: Çırkan, which has 12,461 residents. Until 2015, Çırkan was part of Konacık. The area is not on the coast but is close to the center, and the high registered population indicates that it is a place inhabited year-round rather than a vacation area.

The western tip of the peninsula is the most populous region of Bodrum, with 47,235 residents, accounting for about %23 of the district's population. The old Turgutreis was divided into four neighborhoods in 2015, and one of them, Akçaalan, became the fourth largest neighborhood in the district with 9,299 residents. Turgutreis operates like a district center with its market, which remains open even in winter. Gümüşlük and Koyunbaba stand on a quieter side with less dense construction.

Yalıkavak line

Yalıkavak is one of the most well-known areas in Bodrum, with its marina and high-end villa projects. It officially consists of four neighborhoods: Yalıkavak itself, Dirmil and Geriş, which separated in 2015, and Dağbelen on the road from Ortakent to Yalıkavak. Dirmil is more populous than the Yalıkavak neighborhood with 7,464 residents. For the price and investment profile of the area, you can check our Yalıkavak guide and the Yalıkavak regional page.

North coast: Gündoğan, Türkbükü, Torba, and Güvercinlik

The north coast of the peninsula offers a more tranquil living experience, stretching from Torba to Gündoğan. The name "Göltürkbükü" is no longer used in official records; the area is now recorded as Gölköy and Türkbükü. For the investment profile of Türkbükü, check out our Türkbükü guide and the Türkbükü regional page.

Güvercinlik has become increasingly sought after in recent years due to its proximity to the airport. According to an evaluation expert interviewed in the April 2025 issue of Money Magazine, some listings in neighboring areas like Boğaziçi (Adabükü) are marketed as "Güvercinlik." If you are going to make a purchase in this region, make sure to verify whether the district is considered Bodrum or Milas through the title deed. If you are also curious about Adabükü, we have explained the differences between the two districts in our Adabükü guide and Adabükü regional page.

Mumcular and Karaova

The northeastern interior of the peninsula comprises the largest group by the number of neighborhoods: 14 neighborhoods. However, the total population remains at 22,101; most neighborhoods have populations ranging from a few hundred to a few thousand. The area is predominantly agricultural land and old village settlements; Mazıköy is located on the coast of the Gulf of Gökova. This is the calmest part of the peninsula for those looking for detached houses with gardens or land plots. Pay attention to the two neighborhoods with the same name: Tepecik and Yeniköy exist both in the center and Karaova; in official records, those in Karaova are differentiated in parentheses.

What does the population data tell you while choosing a neighborhood?

The population figure does not determine the value of a property. Instead, it matters when searching for a house: it indicates whether life continues in the neighborhood during winter. Neighborhoods with high registered populations (Çırkan, Bitez, Müskebi, Akçaalan) typically have supermarkets, schools, and transportation operating throughout the year. If you plan to move permanently to Bodrum, this is just as important a criterion as having a sea view.

The same data can roughly help predict the tenant profile. Finding long-term tenants is easier in populous neighborhoods. Demand in low-population coastal neighborhoods tends more towards vacation homes and short-term rentals.

Lastly, take a look at the direction of growth. Bodrum's population increased by one-third over the past decade. This growth was not evenly distributed across neighborhoods. Comparing the populations of the neighborhoods that split in 2015 with their 2014 and 2025 populations clarifies the difference: the population of the former Ortakent-Yahşi jumped from 8,530 to 12,754 (about %50), that of Konacık and Çırkan grew from 13,513 to 18,064 (%34), while the total of the four neighborhoods that split off Turgutreis grew from 22,190 to 29,299 (%32).

To compare regions in terms of price and return, you can look at our articles on Bodrum Real Estate Investment Guide 2026 and comparative analysis of high rental yield regions.

What tasks are performed at the municipality?

The mayor is the first point of contact between neighborhood residents and public institutions. Many transactions can now be done online through the e-Government system; for instance, the residence certificate can be obtained for free and with a barcode from e-Government, and municipalities linked to the Identity Sharing System can also issue this document. If there is an error in your address registration, you need to apply to the district population office.

However, for someone who has recently moved to Bodrum or is considering buying a house, the real value of the municipality is local knowledge. Mayors are often the most updated sources for inquiries about neighborhood infrastructure issues, winter conditions for roads and water, and surrounding urban developments. Having a brief conversation with the neighborhood mayor when viewing a property is the easiest way to learn many things that are not written in the listing.
